From 1 April 2018, new Energy Efficiency Regulations (EPC) are being introduced in an effort to reduce energy costs for tenants and improve the energy efficiency of Buy to Let properties.
This means that it will be unlawful to grant a new tenancy on a Residential property with an energy performance rating of ‘F’ or ‘G’. As a result, banks and building societies are changing their property lending criteria to reflect the new legislation. It will not be possible to obtain a mortgage on the property with Energy Efficiency Rating below E, on new and existing properties.
